In newer homes, we pay close attention to grading and drainage, because freshly disturbed soil around a new build settles over time and can direct water toward the foundation if the grade is not maintained. We look for early settlement cracks, improper backfill, and downspout discharge that is too close to the house. Builder-grade components and finishes sometimes need attention sooner than buyers expect, and we document anything installed incorrectly or already showing wear.

We also verify that the visible elements of major systems were installed correctly. Even in a new home, we find HVAC details, plumbing connections, electrical terminations, and ventilation paths that were rushed or overlooked during construction. Attic insulation and ventilation matter here too, because Marshall's winters produce ice dams on any roof where these are deficient, including new ones. We assess both and note any shortcomings.

Properties on the outskirts can border agricultural land, and some may rely on a private well or septic system rather than municipal service. Where that is the case, we identify it and explain the additional specialized testing those systems require, since they fall outside a standard home inspection.
